To become an agent one needs to have some time, skills to convince people, perform transactions and some knowledge about real estate business. For a person who is willing to work hard this venture of becoming an agent of real-estate is a great carrier. Training in real-estate helps in knowing all the ways to gain knowledge about the market and how to convince people.<br />
The basic requirement of a real-estate-agent is a license. In case one wants to conduct business in real-estate it is an essential requirement. Having an internet connection is an essential requirement of being a real estate agent. There are several states that provide online training sessions that help in completing some requirements before having a license.<br />
There are some rules that should be followed for applying to join the business of real-estate and to get a license. A person should be at least 19 years of age for applying to be an agent of real-estate. A diploma in high school or its equivalent, passing state exams and an approved course are some other necessities of an agent.<br />
During training a prospective agent is trained to understand the guidelines and some basics of real estate venture. Training is provided on transfer of ownership, laws on real estate and math during the duration of the course. The tips and tricks of real-estate are taught during the course. In case a person wants to join a course that is approved by he state he/she should have a prior license of being a real estate.<br />
It is possible to be successful after being trained in real-estate . A successful  business is possible if only if the professional habits are great. A person should be enthusiastic to lean as much as possible about real-estate business and how transact business in real-estate. One should be a good salesman to be successful in the business of real estate.<br />
Personal relation should be maintained with clients and references should be found out. Once a client comes to an agent, he should be satisfied with the services provided so that the client gives a good feedback to any prospective buyer or seller. A great amount of skill is required to be successful in real-estate-business.<br />
There are some books that are related to real-estate business and it is possible to learn from these books about being a successful real-estate-business. There are several online courses that provide training to become a successful real-estate agent. There are many people that are making a lot of money by being an agent in the business of real-estate. The brokers of real estate should be knowledgeable, kind, trustworthy and efficient. The skills to attract more customers should be known. Some suggestions from experienced real estate agents help in furthering the business of real estate. <br/><br/></p>

<p>In order to relax your nerves, you should come prepared to interview the real estate agent on your first meeting.  Don’t feel awkward about conducting this interview, as the real estate agent expects you to ask plenty of questions so you can determine if you are a good match.  Similarly, the real estate agent is likely to ask you plenty of questions in order to learn more about your home and to determine a plan for selling the real estate you are looking to sell.</p>
<p>Questions to Ask the Real Estate Agent</p>
<p>When you meet with the real estate agent for the first time, there are several questions you should ask in order to determine if you are good match.  These questions include:</p>
<p>• How long have you been in this business?</p>
<p>• What is your list-price-to-sales-price ratio?</p>
<p>• What is your marketing plan?</p>
<p>• What are your references?</p>
<p>• What separates you from the competition?</p>
<p>• What do you charge?</p>
<p>• What type of guarantees do you offer?</p>
<p>Although it is possible to get good service from a real estate agent that hasn’t been in the business for a long time, you are better off dealing with a real estate agent with experience in the business.  If you are considering working with a newer real estate agent, find out more about that agent’s mentor or supervising broker in order to see if he or she has someone with experience to help with the process.</p>
<p>The average list-price-to-sales-price ratio is also an important consideration because you want to choose a real estate agent that will be realistic about the asking price and that will work hard to get you the amount you are asking for.  Similarly, you want to learn more about the real estate agent’s marketing plan, such as where and how he or she advertises.</p>
<p>The real estate agent should also be able to provide you with references, and you should be sure to follow up with those references and to ask them questions as well. In addition, the real estate agent should be able to clearly explain to you what he or she can offer that the competition cannot.  Finally, the real estate agent should charge a reasonable fee while also providing guarantees, such as allowing you to cancel your contract if you are unhappy with the agent’s services.</p>
<p>Questions Your Real Estate Agent Will Ask You</p>
<p>In order to best serve your needs, your real estate agent should ask you several questions as well.  For example, the real estate agent will want to know whether are not the real estate you are trying to sell is currently occupied.  If so, the real estate agent will need to make special arrangements when showing the house to prospective buyers.</p>
<p>The real estate agent will also want to know if there is anything special about the property that you think should be highlighted while showing it to potential buyers or if there are any problems with the home that need to be repaired.  Similarly, the real estate agent might want to know if you are willing to spend any extra money in order to make improvements on the home in order to improve the chances of making a sale.</p>
<p>In all, you should expect your real estate agent to communicate with you effectively and to make an effort to make the entire process as convenient and as profitable for you as possible.&#8221; <br/><br/></p>

			<content:encoded><![CDATA[<p>So, you’ve reached a point in your life where you think that you’ve learned a little about business, finance, contract negotiating, real estate, etc. and have at least a layman’s knowledge of law pertaining to each. Being that savvy, you might also be aware of the incredible retirement locations and values south of the border; furthermore, you might even be considering Mexico as your retirement destination. If so, you might as well forget everything you’ve learned and leave your law degree at home!</p>
<p>Mexico, as beautiful as it is, has a somewhat different way of doing business and a completely different set of laws. Additionally, all legal transactions, including real estate transactions, are done in Spanish. Therefore, for those of you that may be considering locations in Mexico as possible retirement destinations, the following information should give you some insight as to how the Mexican real estate industry works, list some of the possible pitfalls, and most importantly, give you the guidance required to assure a pleasant and safe experience.</p>
<p>In 1984, we made our first real estate purchase in Puerto Vallarta; a condominium in Mismaloya, about seven miles south of town. Our second purchase, two years later, was the adjacent condo. A year later, we removed the wall between the two condos and remodeled them into one very spacious three bedroom condo. For thirteen years, while still working in Houston, we thoroughly enjoyed visiting Vallarta two or three times a year.</p>
<p>At some time after the purchases of the two condos, we noticed that our original escrituras (legal property documentation similar to a title or deed that is held in a fidecomiso or bank trust) showed the property values to be about one third of what we actually paid for them. When we inquired about the discrepancy, we were told that the lower values were used in order to reduce our annual property taxes. </p>
<p>It wasn’t until many years later, when we decided to sell the condo, that we learned that capital gains taxes were due on the huge difference between the selling price and the documented purchase price. Ouch, we owed substantial taxes on a paper gain, when in fact; there was very little real gain! We then learned that the condo developer entered the extremely low sales prices on all the escrituras in the condo complex in order to evade paying substantial capital gains taxes. As we later learned, the developer could have entered the selling price, the appraised value, his cost of construction, or just about anything imaginable into the escritura, and we, being the naïve Americans that we were, were at his mercy!</p>
<p>Upon the sale of the condo, we bought a beautiful new mountainside villa with a panoramic view of Banderas Bay, El Centro, and the Sierra Madres. We saw the new villa advertised in one of the local magazines and asked our realtor friend to show us the property. He showed us what seemed to be every property in town, before reluctantly taking us to see the villa in the magazine. Some time after buying the villa, we learned that our realtor friend received only 10% of the commission on the sale because that was all the listing agent was willing to pay. The listing agent ran the ad in the magazine and didn’t feel that an agent representing a buyer was necessary in order to sell this beautiful new villa. Therefore, our agent spent a couple days showing us nothing but properties listed by his agency before caving in to our demands and taking us to the villa of our dreams; one that we have thoroughly enjoyed for more than a decade.</p>
<p>These experiences revealed the tip of the real estate iceberg and after living here for ten years, we&#8217;ve finally been able to expose the entire iceberg and share some of the details below.</p>
<p>To begin with, there are no licensed real estate brokers or agents in Mexico! In fact, there is no mandatory licensing for real estate agents in all of Mexico because the Federal legislation process has yet to accomplish it and therefore such legislation remains in limbo. In Puerto Vallarta, where there are in excess of 80 real estate agencies, there are probably more than 500 real estate agents with minimal qualifications. With the booming real estate market and economy that exists today, it’s quite obvious why we have such a diverse group of agents and brokers in Vallarta.             </p>
<p>In order to have some degree of continuity from agent to agent, a voluntary association for real estate personnel exists in various areas of Mexico. The Asociacion Mexicana de Profesionales Inmobiliarios A.C., known as AMPI, is quite active in Vallarta with the membership of approximately 50 of the 80 real estate agencies in Vallarta. Although membership in AMPI is not compulsory and has no bearing on the capabilities of the agents representing the buyers or sellers, it is considered to be the standard bearer for listing agents in the area. </p>
<p>A second real estate association, mainly consisting of Mexican agencies based in the Vallarta area, is Asociacion de Profesionales Inmobiliarios de Vallarta A.C., known as APIVAC. </p>
<p>These associations schedule periodic conferences, conduct educational programs, and hold various meetings where they attempt to keep their members and the public current on activities in the area as well as changes in the Mexican law as it pertains to real estate. They have codes of ethics and they do attempt to establish uniform sets of operating policies and procedures, some of which are in writing, others understood but not documented. They bring real estate personnel together where their members voluntarily agree to abide by their organizations´ statutes and codes of ethics while attempting to operate with some degree of continuity and professionalism. For sure, these associations are better than nothing but still not to be confused with associations such as the National Association of Realtors or NAR in the US. Dual agency disclosure, designated agency, full disclosure, confidentiality, imputed knowledge and notice, implied knowledge, fiduciary duty, loyalty, and vicarious liability are foreign concepts to the majority of real estate agents in Mexico. Consequently, misleading or inaccurate statements often made by many of the agents can put both the buyer and seller in intolerable predicaments in Mexico.</p>
<p>Although AMPI and NAR do have a working relationship, one example of the differences between AMPI and NAR is that NAR provides its member agencies with standard statewide listing forms, pre-qualification forms, escrow account and earnest money forms, standard purchase agreement forms, letters of intent, etc. In Vallarta, there are no such forms provided by AMPI or APIVAC. Each real estate agency has its own listing form or uses a form provided by an outside privately owned publisher, which clearly depicts the listing agent as receiving 100% of the commission upon sale of the property. Also, NAR has written and enforceable guidelines regarding the handling of commissions and the sharing of commissions between the selling and buying agents. Although there are guidelines in Mexico for real estate commissions, they are still flexible, and to some degree negotiable with the seller. The listing agent can then negotiate commission sharing with the buyer’s agent.</p>
<p>All other forms vary from agent to agent and are not necessarily written in the best interest of the buyer. Also, most forms and contracts for North Americans are in English; however the Spanish version is the only document that has any legal standing in Mexico. Therefore, regardless of what you read in English, a Spanish speaking attorney should always represent you along with your agent.</p>
<p>Another major difference between the Mexican based associations and NAR has to do with the Multiple Listing Service or MLS. In the States, the MLS is controlled and monitored by NAR and is available to all NAR agents. In certain Mexican cities, including Vallarta, there is an MLS; however it is not controlled by AMPI or APIVAC. Instead, it is privately owned and operated by a local publisher and is available for property searching to the public at no charge. AMPI members are able to list their properties on the Vallarta MLS, with the general public as well as the other AMPI and APIVAC members having access to the listings.</p>
<p>Once you understand the inner workings of the real estate industry in PV, you need to learn a little about Mexican real estate law. It can be quite complex regarding trusts, escrows, mortgages, treatment of taxes, etc. and is often open to interpretation by a state appointed attorney, known as a notario. A small percentage of the realtors in Vallarta have a fair understanding of Mexican law as it pertains to real estate transactions; however the vast majority of them are sorely lacking in this field. Even with little or no knowledge of the law, they will be anxious to advise you, right or wrong; therefore, the best law to follow is caveat emptor, or buyer beware!</p>
<p>Because of the many pitfalls that a buyer can encounter while purchasing real estate in PV, we learned over twenty years ago that it is wise to interview realtors with scrutiny, keeping in mind that most all will be promoting their own listings first and meeting your needs second. It’s just human nature and with virtually no control in Mexico, it’s pretty much assured. Also, because almost 100% of them have listing agreements with the sellers, they are legally bound to act in the best interest of the sellers, and not necessarily in the buyer&#8217;s best interest. Because the buyer usually has no contractual agreement with the realtor, he will in all probability get the “short end of the stick” in this conflict of interest.</p>
<p>Of all places, in Mexico you should select an agent that is 100% dedicated to helping you find the property that meets your needs and satisfies your requirements; preferably, a contractual agreement with an agent with no listings, no axe to grind, no ulterior motive, and is exclusively representing buyers and their best interests.</p>
<p>A true buyer´s agent in PV should have no property listings, should have complete access to the Vallarta MLS, should know the areas and growth trends in and around Vallarta, should be able to professionally negotiate on the buyer’s behalf, should have a decent understanding of Mexican real estate law, should have a working relationship with the local notarios, real estate attorneys, escrow and title agents, mortgage bankers, insurance agents, inspectors, appraisers, and lastly, your representative must have a thorough working knowledge of the local real estate industry and understand the idiosyncrasies associated with it.</p>
<p>Buying your dream home or condo in Vallarta should be one of your best experiences, however without due diligence, it can be a nightmare. Obtaining an exclusive buyer´s agent with 100% dedication to you is a prerequisite for assuring a pleasant beginning of your retirement in Paradise. <br/><br/></p>

			<content:encoded><![CDATA[<p>What if you knew how to easily locate the right real estate agent, one that puts your interests first. Use my tips and advice to decrease the stress of buying a home and find the best real estate agent for you.<br />
I certainly understand if you question why I believe I know what constitutes a good real estate agent. I would wonder if I were you.<br />
Here is the answer. For more than 28 years, my husband and I have helped people buy homes. Since I left off being a kid, residential real estate and mortgage financing have occupied my life. I was a licensed real estate agent in the first part of my career and the owner of a mortgage company the last part of my career.<br />
Most people will buy one home, maybe two. Others may purchase an investment or vacation house. In most cases you are going need the services of a qualified real estate agent. And yes, choosing a good real estate agent is crucial.<br />
Instead of listing warnings, do&#8217;s and don&#8217;ts, allow me to share how I interview and choose a real estate agent.<br />
Number one on my list is to find an individual who makes me feel at ease. Buying a house can be difficult and exhausting at times so why complicate it by employing a real estate broker you don&#8217;t feel comfortable with.<br />
It is a shame how many home buyers I observe working with agents who are not matched well to them. The dissatisfaction is discussed for weeks, months and sometimes years after moving into a home.<br />
I believe that buying a home should be fun and exciting. After all it will probably be the most significant and most expensive purchase that you are ever going to make. So why not work with someone that you feel comfortable with since you are likely to be in contact with them on a daily or weekly basis for several months.<br />
Second I am looking for an agent who has my best interests in mind. But how do I know if a real estate broker is truly interested in my personal well being and not simply concerned with making the sale? There are several indications.<br />
Does this agent listen to me? If your agent doesn&#8217;t directly address your concerns and questions, this may not be the real estate agent for you.<br />
Does your prospective real estate representative talk first and ask questions later? This is another indication of whether your best interests have been kept in mind. Every great agent listens to what&#8217;s on your mind after they ask what is important to you.<br />
A thorough agent will always ask you a lot of questions before ever offering to take you out to view houses. You see, a real estate agent is a valuable asset and they know that your time as well as theirs is valuable too. So they are not going to waste your time showing you houses that you can&#8217;t afford or don&#8217;t fit your circumstances.<br />
Even though it can feel a little uncomfortable, anticipate a trained agent inquiring into your finances. This is the type of real estate agent I look for.<br />
Some agents give advice without taking into consideration your circumstances. A good agent doesn&#8217;t give advice but instead presents options. Your agent should be solution oriented by presenting you with choices that allow you to select what you feel is best for your particular circumstances. Watch for and choose a real estate broker who considers options based on your needs rather than theirs. Above all never feel rushed to make a decision.<br />
High on my list when I interview real estate professionals is watching for individuals who admit when they are unsure of an answer to my question. No matter how experienced a agent, no one has all the answers. So when I ask a question and I hear the words &#8220;I don&#8217;t know&#8221; followed by &#8220;but I will find out&#8221; it is refreshing. Possessing every answer is not what I care about. That is why I rarely decide on a broker based on age or even experience. A real estate broker with enough enthusiasm and energy to do that little bit extra is who I pick.<br />
Even though it will be your home and a place to live, central to every transaction is money. Although a real estate agent isn&#8217;t qualified to approve you for a mortgage, it is still important to be asked about your financial ability such as how much money you have saved for down payment and closing costs.<br />
Top real estate agents know from experience that mortgage financing is the hub of every real estate transaction. As a home buyer, protect yourself by understanding the cost before going out to view houses and especially before you make an offer.<br />
A good agent can help you with this too or you can simply contact a licensed mortgage broker who can prepare a Good Faith Estimate of Closing Costs. If you are comfortable asking your real estate agent, most can refer you to a couple of mortgage brokers for detailed estimates of mortgage costs for your comparison. It is critical that you know what costs to expect before you shop for a house and especially before you make an offer.<br />
Lastly, remember that buying a house is your decision. Take responsibility for your decision by seeking advice from people you like and feel can trust.<br />
I often say when it comes to buying or refinancing a home, it is your house and your mortgage, no one is going to care about it more than you. <br/><br/></p>

			<content:encoded><![CDATA[<p> This article is not about the secrets of buying a rental property for no money down and half the price of the market value of the house. I am not Tom Vu or Don Lapre and I am not in jail.  In Canada, the no money down home did use to exist, but not anymore. Some banks and/or lenders were willing to lend you the 5% down payment so that you don&#8217;t have to pay a dime out of your own pockets to purchase a home. However, given the current financial situation with tighter lending restrictions, there will be no bank or lenders who can do that in Canada. The buying home for half price did use to exist as well. At one point, foreclosures in Canada would allow foreclosed homes to be sold at rock bottom prices. The new law, which has been in placed for many years now require the homes be sold at the highest possible price for foreclosed homes or else the lenders could be sued. Hence, sometimes foreclosed homes sell higher because Canadians have the misconception that foreclosed homes are a really good deal causing it to have a reverse affect. There have been many people buying foreclosed homes believing they got a good deal and not doing a thorough check as to the actual value of the home.  Now, clearing out the quick money maker myths of buying homes, there are still many things you need to be aware of before starting. If there exist ever an industry with more sneaky sales tactics and money motivated people, it has got to the Real Estate industry. As a buyer, you could be dishing out $350 000 and everyone wants a piece. The Real Estate Agents want a piece. The lenders want a piece. The lawyers want a piece and the sellers want piece. No wonder there are so many scams in this industry. The first thing to be aware of is the Real Estate Agent. A Real Estate Agent is suppose to act on your behalf to buy or sell the home. Both the buyer of the home and seller of the home will have their own Real Estate Agent called a Buyer&#8217;s Real Estate Agent and a Seller&#8217;s Real Estate Agent. In Canada, each Real Estate Agent gets an average of 2.5% and sometimes 2% for the commission of selling the home. Some Real Estate Agents provide cash back rewards. Canadian Real Estate Agents gets higher commission than anywhere else. In United States, their Real Estate Agents only get 1% of the commission and their homes are actually much cheaper. Even though Real Estate Agents are the least educated of the parties involved in the buying home transaction, they seem to be getting the biggest piece of the pie.  Do not listen to mls.ca and their gimmicks on Real Estate Agents are ethical. (http://www.howrealtorshelp.ca/swf/). Where do they get the idea any Real Estate Agent off the street is ethical. Their claim is based on these tests that they pass to become a Real Estate Agent. Agents passing a test does not meant hey are ethical. It only means they can remember enough to pass the test.  One would believe it should be the Real Estate Agent&#8217;s job to help the buyer ensure the home is of value. Rightly so, many buyers depend on the Real Estate Agent to protect them and provide them advice and in my opinion, the ethical Real Estate Agent should do that. However, the true reality is that Real Estate Agents do not make money unless if the home is purchased. The reality is that the Real Estate Agent&#8217;s salary is not truly dependent on giving you advice. The Real Estate Agent&#8217;s job is to get the buyer to buy a home through them so they can get paid! As a result of this, what ends up happening, are two types of Real Estate Agents with variations in between. The first type is the honest agent with the belief &#8220;If I work hard and treat my buyer right, the buyer will come back to buy more homes from me. The second type is the &#8220;I need to get the buyer to buy a house quickly so that I can move on to the next buyer (sucker) so that I can maximize my time for profit.&#8221; The bottom line is that you are looking for the first type and you want to avoid the second type.  We&#8217;ll call the first type, the Bad Real Estate Agent.  We&#8217;ll call the second type, the Good Real Estate Agent. So what kind of characteristics does the Good Real Estate Agent have that the Good Real Estate Agent does not have? 1. The first characteristic is Patience. Bad Real Estate Agents will attempt to sell you a home quickly to get the money quickly. Do not buy a house without spending a lot of time looking at several different homes. Be careful of tactics such as Real Estate Agents claiming it is the perfect and acting like a salesman rather than providing you information. 2. The second characteristic is information. A good Real Estate Agent needs to provide you all the information to let you make the informed decision and we are not talking about their opinion. Real Estate&#8217;s opinion does not matter. Real Estate Agents have data such as the history of the house being sold at, homes being sold near the area and type. A Real Estate Agent should be able to provide you with a compilation of official documents that tells you these kinds of data to let YOU make an informed decision. 3. The third characteristic is care. You will know this during the actual signing of the contract to purchase the home at a certain price. Once you become interested in a property and want to buy the property at a certain price set by YOU, you have to write up a contract. The contract consist atleast three conditions that will null the sale of the home and a security deposit. The common three conditions are, buyer can get financing, the home passes inspection and the appraisal value of the home is above the price to be purchased. Generally, you will want the lenders to appraise the home so that you know the fair value of the home and the lenders would only lend of you are buying the home at fair market value.  The security deposit is an amount you will provide to lock the home from being sold to other buyers while you perform to checks to see whether these conditions have been met. If these conditions are not met, then you SHOULD get your security deposit back. The Bad Real Estate Agents will want to you provide very few conditions and a big security deposit. Doing so ensure the home is more likely to be sold. Do NOT go through the internet and pick the first agent you see or the agent that has the most advertisements. They are just spending marketing money which they intend to recover from you. I especially find the ones that are top ranked search engines to be the most conniving, especially the Mississauga location!!! Most people who buy or sell homes, generally think that a real estate agent is a waste of money. Those who choose to buy a new home, think that real estate agents only add to the cost of purchasing the home.<br />
What most people aren&#8217;t aware of, is the fact that real estate agents are normally paid by the seller, not by the buyer. As a buyer, you&#8217;ll get to work with a professional real estate agent without really having to pay for it yourself. The policies can vary greatly from state to state and company to company, which is why you should always check any paperwork or contracts that are provided to you to ensure this is the case. When you are interviewing agents, make certain to ask about any type of fees as well.<br />
A lot of real estate agents out there may work with both buyers and sellers, although most specialize in working with either the buyer or the seller. If you are buying a home, make sure that the agent you choose has prior experience of working with buyers and transactions that involve no money down. This way, you can count on your agent to be there when you need him the most &#8211; especially if you don&#8217;t have a down payment.<br />
If you are interviewing a real estate agent and he or she isn&#8217;t familiar with down payment assistance programs, you shouldn&#8217;t hire their services. Agents who aren&#8217;t familiar with these types of programs generally aren&#8217;t on the level, or they may lack the experience necessary to help you purchase the home of your dreams.<br />
You can also make a list of real estate agents that you can interview based on referrals from friends, lenders, and even family. Lender referrals are normally a great choice as most lenders have worked with their recommendations in the past and both are already familiar with each other. Choosing a lenders referral can also prevent you from encountering any obstacles or surprises.<br />
When you interview a real estate agent, make sure that you have the agent explain his fees. This way, you&#8217;ll know exactly how much he will be getting from the purchase. You should also find out how much experience he has in the field, and how long he has been working with real estate. You can also ask about sample contracts as well. If you are buying a home, you should make sure that the agent works with buyers. If you happen to be selling your home, then you&#8217;ll want to make sure that the agent works with sellers. Agents that are dedicated to one or the other are the best to choose, as they will have more experience than agents who work with both buyers and sellers.<br />
Find a real estate agent is an easy task &#8211; providing you know what to look for. If you take things one step at a time and carefully make a decision, chances are that you&#8217;ll end up with an agent who has the experience you want.
